Brakwater | | 10.2835 ha | 9 Bedrooms | 22 Beds
Some properties are simply places to stay. Others become destinations in their own right.
Set on approximately 10.28 hectares just 15 km from Windhoek, this established lodge and events venue presents a rare opportunity to acquire a hospitality property with a long-standing reputation, substantial infrastructure and multiple potential income streams.
For more than 19 years, the property operated successfully within Namibia’s tourism and hospitality sector, welcoming travellers, corporate clients, tour operators, private guests and local visitors. Its established history creates an attractive foundation for an investor or hospitality operator looking to breathe new life into a proven concept.
A Property Designed for More Than Accommodation
The lodge comprises nine guest bedrooms across three separate buildings, including two spacious family units, providing accommodation for approximately 22 guests. All rooms are air-conditioned, creating year-round comfort for both leisure and business travellers.
But accommodation is only part of the opportunity.
The property has been designed around a broader hospitality model, with facilities lending themselves to:
The combination of accommodation, hospitality and event facilities provides the flexibility to develop several complementary revenue streams from one property.
Purpose-Built Hospitality Infrastructure
A substantial range of existing improvements supports the operation, including a welcoming reception area, guest lounge, library with fireplace, restaurant with indoor fireplace, covered alfresco dining area and breakfast buffet area.
The operational infrastructure extends to a fully equipped commercial kitchen, pantry, dry store, cooler room, laundry facilities, reservations office and additional storage.
There is also a swimming pool, staff accommodation, fibre connectivity and established gardens.
In other words, this is not simply land with accommodation added to it — it is a purpose-developed hospitality environment with infrastructure already in place.
An Established Name with New Potential
The lodge has recently ceased operations, presenting a unique opportunity for a new owner to bring fresh ideas and new life to this established property.
Rather than starting from an empty site and building a hospitality operation from the ground up, a new operator can potentially revitalise an established concept, utilise the existing infrastructure and reconnect with a market that previously supported the business.
Space, Privacy & Accessibility
One of the property's strongest attributes is its setting.
The extensive landholding provides a sense of privacy and space while remaining conveniently accessible from Windhoek and the main tar road — an important combination for a lodge, events venue or destination hospitality business.
It offers the opportunity to create an experience that feels removed from the city without sacrificing accessibility for guests, corporate clients or event attendees.
An Opportunity to Reimagine
For the right owner, this property could become much more than a traditional lodge.
It could be repositioned as an exclusive events destination, boutique country retreat, corporate getaway, culinary venue, tourism hub or a combination of several hospitality concepts.
The existing buildings and infrastructure provide the foundation. The next chapter belongs to the new owner.
Whether you are an established hospitality operator, tourism entrepreneur, investor, events company or private buyer looking for a substantial commercial property with an existing operational history, this Brakwater property deserves serious consideration.
