Meet the Agent: Maritza Stephansen

With 12 years of experience in Namibia’s real estate industry, Maritza Stephansen of Step Up Properties has built a reputation not just as a skilled commercial property agent but as someone who truly understands the dreams behind each deal. Her journey into the property world was driven by a desire to help people - to be part of the moment when business owners take the next step in growing their legacy.

A passion for commercial property

While she’s not your typical residential agent, Maritza’s impact in the commercial sector is undeniable. She specialises in key industrial and commercial areas such as Prosperita, Lafrenz, Northern and Southern Industrial, Goreangab, and the Windhoek CBD. These hubs are where Namibia’s business heartbeat lies, and she knows them intimately.

Her career is filled with memorable milestones, but one that stands out is the sale of a warehouse to Shilongo Leather, a proudly Namibian family business. “We became friends through that process,” she recalls. It’s those lasting relationships, built on trust and shared success, that drive her forward.

Helping a family-run company find a warehouse after years of searching remains a career highlight for her. Although the property they eventually bought wasn’t in their initial preferred area, it turned out to be the perfect match. Today, they’re thriving and still catching up with Maritza over coffee whenever they can.

What’s happening in the commercial market?

Maritza has her finger firmly on the pulse of Namibia’s commercial property trends. She’s seeing more businesses opting to purchase rather than rent, while the influx of new startups continues to fuel the rental sector.

“Established businesses are expanding and needing more space,” she explains. “And many investors are holding onto their properties, which keeps stock tight.”

She notes that buyers today are price-conscious and informed. They often know exactly what they want and are looking for the best possible deal. Sellers, on the other hand, are most concerned about whether they’ll achieve their expected price in today’s market.

Staying informed by networking

Because Namibia lacks a centralised platform for commercial property data, Maritza stays informed the old-fashioned way, by talking to people.

“I have conversations with professionals, business owners, property investors - anyone close to the action,” she says. “Sometimes the best insights come from those who are directly involved in the market.”

Her approach with first-time buyers is personal and thoughtful. Before scheduling viewings, she usually starts with a one-on-one session to fully understand the client’s needs. “You learn more from a face-to-face chat than from any online search.”

Leveraging technology to work smarter

Maritza embraces the role of technology in making her job more efficient. She credits platforms like Entegral for streamlining listing and client management, and believes tech will continue to transform the real estate landscape for the better.

“Let’s be honest, this job isn’t always easy; we just make it look easy,” she laughs.

If she could automate one task? “Mandate contacts,” she says. “Canvassing takes up a lot of time. Automating parts of that process would be a game-changer.”

One tool she’d love to see in her arsenal is a reliable platform for deeds office data and owner contact details. “Sometimes I feel like I need to be a private investigator just to get the right information!”

Building a collaborative real estate culture

Among her proudest career achievements is opening her real estate agency. But for Maritza, it’s not just about going independent, it’s about creating a supportive environment where agents work together, not against each other.

Her advice to newcomers in the industry is clear: start with a reputable agency to build your foundation. “Gain experience before going out on your own,” she says. “And never be afraid to talk to people. The more you connect, the more listings you’ll find — and if you have good stock, the clients will follow.”

Over the years, Maritza has heard just about every misconception about real estate agents. One of the most amusing? “Someone once told me we get a money-printing machine when we pass our exam — so we can shop while the money rolls in,” she laughs. “In reality, we work incredibly hard behind the scenes.”

Looking ahead: goals and client service

After already exceeding her goals for the year, Maritza’s focus now is to match that success again. All while continuing to provide excellent service. “Great communication is key,” she says. “Even when I’m waiting on others like lawyers or banks, I try to keep clients in the loop.”

Her advice for preparing a space for viewings is simple: “Declutter. Whether it’s an office or a warehouse, neatness makes a big difference.”

A personal touch that sets her apart

Outside of real estate, Maritza has one dream for the future: to become a grandmother. “I was born to be an agent,” she says, “but I look forward to that new chapter too.”

Her support system includes her assistant, her husband, and her faith, especially on the tougher days. And when she needs a treat or a boost? A Butterscotch Latte from Seattle Coffee hits the spot.

She also loves sharing local gems with her clients. One of her top recommendations is The Vintner in Klein Windhoek, a spot she praises for its unique atmosphere and lovely owners.

A trusted partner in your property journey

In a fast-paced, often unpredictable industry, Maritza brings a steady hand and a people-first mindset to every deal. Whether you’re buying your first commercial property or expanding your business footprint, her deep market knowledge and client-focused approach make her a trusted partner on your property journey.
