Farm for sale near OTAVI
The property, 3 189 ha in size, is located approximately 15 km to the north-west of Otavi and is operated as a game and hunting farm. The main farmstead has a pretty setting overlooking the undulating plains to the south and a section of the Otavi highlands. It is surrounded by stands of large umbrella thorn trees. The entire setup is functional, generously designed and pleasing to the eye. The main house is a four-bedroom dwelling with a large stoep and braai and the expansive view to the south onto the watering hole and the farm dam. The service buildings consist of two huge multifunctional sheds. Of note is a EU approved taxidermy, workshops, vehicle storage and huge under roof space for baled hay. There are also two large workers houses.
Other infrastructures include a 2 km landing strip for small aircraft, game-fencing on the borders, an earth dam, reservoirs, etc. Bush encroachment is a serious problem in northern Namibia and that applies to this property as well. However, large areas have been cleared of bush and planted with blue buffalo grass that provide yields of up to 5 tons per ha/annum. Currently the bush is harvested and sold as firewood. The past 3 years rainfall was extremely low, but with an average rainfall of 550 mm/annum the cultivation of crops under rain fed conditions is a possibility and approximately 700 ha have been used for this purpose in the past. Five boreholes with a combined yield of 370 m³ per hour make irrigation an attractive possibility. Electricity is supplied by the national grid.
The carrying capacity of the land is quite high and officially it is 8 ha per livestock unit. Currently it is stocked with about 1 500 head of large game including Eland, Kudu, Giraffe, Oryx, Wildebeest, Impala, Hartebeest, Lechwe, Waterbuck and all small game species indigenous to Namibia
